More Details

We service all surrounding areas, but our main focus is where we live in beautiful Playa Zancudo which offers a unique combination of relaxed coastal living with reliable access to essential services and the benefit of a close-knit, well-provided community.

We are happy to provide more details about other towns in the area!

Public Utilites

Are you wondering how reliable access is to public utilities (electricity, water, internet) in Zancudo?

In Playa Zancudo, our residents enjoy an essential services infrastructure that operates with good reliability, despite being located in a quiet, rural, beach environment.

The community has stable access to the electricity grid and a constant supply of potable water suitable for consumption, which is efficiently managed to cover local needs. Additionally, internet service is available in the area, which is an essential resource for those who telework or need to stay connected.

Health & Safety

Beyond the basic utilities, the Zancudo community is organized to offer excellent daily life support. Safety is a priority, and the community is very secure, relying on a local police station that ensures residents' peace of mind.

Regarding health, for those affiliated with the Costa Rican Social Security Fund (CCSS), the community benefits from preventative and follow-up medical attention offered by health personnel once a month.

Public Transportation

For transportation, we have a public bus service that operates once a day. In addition to this, there are local private transportation options, both land and sea, available for more flexible or urgent travel.

Services & Education

Community life is strengthened by essential maintenance services: the garbage and recycling collection service passes directly in front of properties once a week.

In terms of education, we have a local public school and a student bus service for those who attend high school in nearby areas.

Food, Grocery, and Restaurants

Sourcing fresh food is simple: twice a week, residents have the opportunity to buy fresh fruits, vegetables, and greens brought into the community. Simply hang your sign out, and the fresh produce truck will stop at your door!

The town also has two small grocery / convenience stores. Although they are small, they have a wealth of supplies! Larger grocery stores can be found in neighboring areas such as Golfito, Rio Claro, and at the border at Paso Canoas where many local go to do their “big” shopping trips.

There are quite a few restaurants in Playa Zancudo. Some on the beach with bars and some as intimate as having a homemade meal to order in a more homey setting.

Is a 4x4 vehicle required to travel within and to Playa Zancudo year-round?

Although improvements in road infrastructure have diminished the strict necessity for a 4x4, the type of vehicle remains an important consideration for the area.

Some years ago, the requirement for a four-wheel-drive (4x4) vehicle was almost mandatory, but this need has decreased over time thanks to investments in the road network.

Nevertheless, the access roads and internal community roads are still made of gravel (lastre). Therefore, our recommendation is always to opt for a high-clearance vehicle (such as an SUV or pickup truck), which offers the necessary ground clearance to travel comfortably and avoid damage to the underside of the vehicle, especially during the rainy season.

If you have the option to purchase or use a four-wheel-drive vehicle (4x4 or a high-clearance 4x2), this will continue to be the safest and most recommended option to ensure trouble-free access year-round and in any weather condition. A 4x4 provides the greatest versatility and peace of mind for exploring Zancudo and the surrounding areas.

Given the location, what are the approximate maintenance and security costs for an average property?

The cost of maintenance and security for a property in Playa Zancudo can vary significantly, depending on the client’s specific needs (e.g., if the property is short-term rented, if it has a pool or large gardens, etc.).

However, for an average, unoccupied property (a vacation home without constant rentals), the estimated monthly maintenance cost can be around $700 USD.

This estimate is a general average and includes the essential expenses to keep the property safe and in good condition:

  • Basic Utilities: Fixed payments for public services such as electricity (minimum consumption), water, and internet.

  • House and Garden Maintenance: Includes periodic house cleaning and essential garden/green area maintenance to preserve the property's value and prevent deterioration.

  • Manager Services: The fee for the general management, supervision, and administration of the property, which includes periodic visits and emergency handling.

Recommendation

Given that our company also offers comprehensive manager and maintenance services, we invite you to contact us directly for an evaluation of your property. This way, we can provide you with a detailed and personalized quote based on the size, infrastructure, and whether you plan to rent the property, ensuring efficient management of your investment.

The peace and relaxation attract a certain and consistent crowd over the more over-developed beach areas, including a large expat community. Many have come to vacation and, enchanted by the atmosphere, have decided to stay, investing in the purchase of their homes and businesses.

Although Zandudo is seeing more development, and we look forward to more in the future, it will never be like a super-developed beach since we have tried to maintain equitable growth and harmony with nature. Zancudo has all the basic services like internet, water, and electricity, but it remains a small comfortable town. Here, the pace of life is relaxed and safe, ideal for those who want to escape the hustle and reconnect with the essentials. If you wish for your children to grow up in a serene place and in touch with nature, Playa Zancudo is the perfect destination.

Here, nature surrounds you in a unique way: you can simply walk along the beach where you’ll probably have it all to yourself and you'll easily find monkeys swinging in the trees and scarlet macaws soaring overhead, and you won't have to pay for a tour to see sloths as they are part of the daily landscape. During spotting seasons, approximately between August and September, you can also see whales!

Visit nearby beaches, waterfalls, and nature preserves to continue exploring and immersing yourself in various activities.

With the charm of a rural setting, its excellent accessibility is an invaluable advantage. Zancudo can be reached by boat or car from the Golfito airport, now with the great majority of the main road paved, and also various bus lines reach this southern area. The proximity to the Panama border is also a bonus!
