  • Absolutely! There are different types of property in Costa Rica (see our pages explaining the different Types of Properties and also about Maritime Zone Property) that determine whether property is titled or not, but that is the same for locals and foreigners alike. Expats abound in Costa Rica and have found happiness owning properties all over the country. 

     

    By understanding the correct designation for the specific piece of property you are buying the legal process is not that complicated. We can help you every step of the way to make it an easy transaction.

  • In Costa Rica, properties with a traditional title can be financed. However, properties in maritime or free zones cannot be financed.

    Either way, the answer is realistically, no. While financing is technically available, it's difficult for expats to secure a Costa Rica bank loan. Interest rates tend to be rather high, down payments large, and the documentation proving income extensive. Most buyers purchase property in cash or secure financing through a lender in their home country.

  • No, a foreigner does not need to live in Costa Rica or have residency to own property. Costa Rican law grants foreigners the same property rights as national citizens. A foreigner can buy, own, and sell a property in their own name or through a corporation.

  • Buying a property through a corporation (sociedad anónima or S.A.) is a very common practice in Costa Rica, although it is not a legal requirement. The main reasons for doing so are:

    Liability protection: It separates your personal assets from the property, which can be useful to protect your assets in case of a legal issue.

    Ease of transfer: When you decide to sell the property, you can simply transfer the shares of the corporation to the new buyer, which can simplify the legal process and transfer costs.

    Tax and estate planning: It offers certain tax benefits and simplifies the management of the property and its inheritance.

    Purchasing Maritime Zone property: Creating a corporation to purchase this type of property is common practice in the beach community, and something we will walk you through for an easy process.

  • Yes, foreigners and locals alike have had their beachside properties for many many years, have built large homes, have run investment rentals, and have even run businesses.​

    Instead of a traditional title, the ownership of Maritime Zone property is granted through a concession, which gives you the legal right to use and enjoy the property for a specified period.

    The process of obtaining this concession and the right of possession can seem complex, but with the right legal guidance, it's a straightforward and manageable process. It's a common and safe way for foreigners to acquire property in this beautiful part of Costa Rica.

  • Yes, you can generally rent your home as a vacation rental. The short-term rental market is very popular and well-established in Costa Rica, especially in tourist areas. You can manage the property yourself or hire a professional to do it for you.

  • Of course! And it's something I highly recommend.

    What do they do? Well, they're literally your eyes and hands. They handle the keys, coordinate cleaning, check the garden, take care of the utility bills, and are ready for any unforeseen event or emergency.

Having someone to constantly supervise and maintain your home is extremely important to avoid losing your investment. And since you have several options, you can choose the one that works best for you.

  • There are taxes to pay at time of closing, then on an annual basis. Please contact me for a more extensive list of tax rates including those for active corporations.

    At time of purchase of titled property* Real Estate Transfer Tax (1.5% of the higher of the registered value in the deed or the fiscal value) to register the property in your name*Fiscal Stamps and Registration Fees - various items, such as fiscal stamps which represent 0.5% of the property's value) and other registration fees

    Annual Property Taxes

    Real Estate Tax (0.25% of the property's fiscal value)

    Solidarity Tax on Luxury Homes (rate varies based on home value)

    Income Tax (if rented)

    At time of sale of titled property

    Capital Gains Tax (15% on the net gain)

    Annual Corporation Taxes (Inactive Corporations)

    15% of the base salary (e.g. 2025 has been set at ¢462,200) so tax amount is ¢69,330

  • The Plano Catastrado is the Costa Rican equivalent of a land survey. It is important to request and review the plano for the property you are interested in as it shows the property border lines as registered by the government.


    It is possible to have a new survey created but it is done by paying a private surveyor.

  • Costa Rica has strong environmental laws, including the Forestry Law (Law No. 7575) and the Wildlife Conservation Act (Law No. 7317). These laws establish the state's responsibility for protecting and conserving natural resources, including forests and wildlife. They often restrict activities like cutting down trees, especially in protected zones or along rivers and the coast, to prevent deforestation and protect ecosystems. 

    This typically does not interfere with building plans. 

  • Yes, as an agent, I can make sure I'm looking out for everyone's best interest and manage a deal so it's a win/win!

    It is recommended, however, that the buyer hires their own independent attorney, even though a notary public (who is also a lawyer) is required to handle the public deed. Using the same lawyer for both parties creates a conflict of interest, as the buyer's attorney should be solely focused on protecting the buyer's interests, conducting due diligence, and ensuring the transaction is legally sound.

  • Playa Zancudo, located in the Golfo Dulce, is known as an exceptionally tranquil and safe destination in Costa Rica. Its peaceful atmosphere is due to being a less-crowded, unspoiled beach, which naturally reduces the risks associated with more touristy areas.

    The community of locals and expats is tight-knit and watchful, contributing to a secure environment. Most importantly, there are very few, if any, reviews or reports of serious crime, which reinforces its reputation as a peaceful and trustworthy place for visitors.

    Even as far as wildlife, there are no “big” animals. The more you frequent the area, you learn to watch out for the odd thing that might sting you or various attractive insects that maybe you should only photograph and not touch. There are snakes in the area, but typically boas that are not a threat to humans. You will also learn to watch for falling coconuts! LOL

  • The Zancudo area is rich in wildlife, particularly marine life and species found in the surrounding lowland rainforests and mangroves. Visitors can expect to see:

     

    Marine Life: A wide variety of fish, including snapper, roosterfish, and yellowfin tuna, making it a popular sport fishing destination. You might also spot sea snakes, whales, dolphins, and turtles.

     

    Other Wildlife: The nearby jungles and mangrove forests are home to various birds, reptiles, and mammals, although specific sightings can vary. Scarlet macaws fly up and down the beach on a daily basis, capuchin monkeys frequent the trees in the jungle as well as howler monkeys and small titi monkeys. Sloths are frequent visitors as are toucans and other colorful birds. If you're lucky you'll see an anteater or a boa constrictor.

  • Yep, Zancudo means mosquito. Sure there are mosquitoes, but no more than other beach areas in Costa Rica. They are mainly seasonal and come thickets when the rainy season begins in March or so. Slather on some fresh coconut oil like the locals do and you won't have a problem. ;)

  • Playa Zancudo is known for its relaxed atmosphere and focus on nature. The main activities include:

     

    Sport Fishing: It is a renowned destination for sport fishing, with opportunities for both inshore and offshore trips.

     

    Surfing and Boogie Boarding: The northern part of the beach has calm waves, while the southern end near Pavones offers some of the longest left-breaking waves in the world, attracting experienced surfers.

     

    Relaxation: The long, tranquil beach is perfect for swimming, sunbathing, and enjoying beautiful sunsets.

     

    River and Mangrove Tours: Visitors can take boat tours of the Coto Colorado River and surrounding mangroves to observe wildlife.

    Nearby are nature preserves, waterfalls, and shopping in Panama.

  • Playa Zancudo is in the province of Puntarenas, the canton of Golfito, and the district of Pavón. That is mainly the area we represent, also expanding into the Corredores district.
